# Match Buyers to Properties Automatically in CRE Fuel

> Find out which buyers in your book are the right fit for a listing you are selling, so you can reach out fast and move deals forward.

When you take on a new listing, you want to know immediately which buyers in your book are a fit. CRE Fuel compares the property's type, price, location, and cap rate against every active buy box in your contacts and returns a ranked list of matched buyers.

## What You Are Trying to Do

You have a property you are trying to sell. You want to find the buyers in your book who are most likely to be interested, so you can contact them right away.

  <Step title="Open the Seller deal card">
    Go to **Deals** in the left sidebar. Find the listing under the Seller pipeline and click its deal card to open it.

  <Step title="Click Find Buyers">
    On the deal card, click the **Find Buyers** button. CRE Fuel will run matching against all active buy boxes in your contact database.

  <Step title="Review the matched buyers list">
    A list of matched buyers appears, sorted by how closely each buyer's buy box aligns with the property. Review the names, their criteria, and their last contact date.

  <Step title="Start a conversation">
    Next to any buyer you want to reach out to, click **Contact**. This opens the conversation panel so you can call, text, or email them directly from CRE Fuel.

## How the Matching Works

CRE Fuel checks each buyer's buy box against the property on four factors:

* **Asset type** must match what the buyer targets
* **Price** must fall within the buyer's min and max
* **Location** must be in one of the buyer's preferred markets
* **Cap rate** must fall within the buyer's cap rate range

A buyer appears in results if the property clears all the criteria they have set. Fields left blank in a buy box are treated as no preference and do not filter that buyer out.

  Run matching as soon as you sign a new listing. The sooner you identify interested buyers, the sooner you can send a targeted outreach blast before competing brokers get there first.
